An owners corporation (formerly body corporate) manages the common property of a residential, commercial, retail, industrial or mixed-use property development.
The owners corporation is responsible for common property as stated on the plan of subdivision. This may include gardens, passages, walls, stairwells, pathways, driveways, lifts, foyers and fences. The owners corporation is required to:
manage and administer the common property
repair and maintain the common property, fixtures and services
take out and maintain required insurance
raise fees from the lot owners to meet financial obligations
prepare financial statements and keep financial records
provide owners corporations certificates when requested
keep an owners corporation register
establish a grievance procedure.

Here is the update from the most recent Owners Corporation Committee (OCC) meeting:
Common property defects. Buildspect has been commissioned to create a comprehensive common property defect report and this is due for completion mid December.
Building services audit. The OCC has also commissioned audits for electrical, mechanical and fire services throughout the building to identify any non compliant/remedial work. This includes testing of alarms/public address announcements which you may hear from time to time.
Lift contract. Last month we appointed We-Elevate on a 12 month contract for our lift maintenance. This month they successfully completed maintenance repairs to Lift 1.
Building security quotes. The OCC has conducted a major review of building security with two external parties, and is working to get improvements underway as soon as possible. This will cover:
increased FOB access points in elevators and common areas
CCTV camera coverage
WiFi access in basement levels in lieu of mobile coverage.
Water leaks. Water leaks from the recent storm have been reported to the builder Valeo and repairs are underway.
Cleaning Service. Recent meetings have been held with our building/waste room cleaning contractor to identify & address service improvements where needed.
Insurance Valuation. The building was re-assessed to ensure that our building insurance was adequate and valid.
Looking ahead, in order to be fully compliant with fire safety regulations, inspection of in-apartment smoke alarms and fire-safe front doors may require access to each apartment. This will be scheduled through our Management Agent who will provide advance notice to all residents.
